[Benjamin Butterworth to his brother-in-law Thomas Waters]

Rochdale June 12th 1829
My dear Sir
I duly recd. your letter of the 25th I think you are right, in not altering the Kitchen tho’ this might probably be done at less expence than pointing the Brick Work tho’ not equally necessary at all events pointing will be soon enough in Autumn. I read your letter to Mr Fishwick & he seems determined on leaving unless you will make him every alteration he requires & reduce the Rent to 21 Guineas per Annum – he has given notice for that purpose. Mr Fishwick mentions in his letter that the House I lately occupied can be had for a less Rent than his. such is not the fact for I occupy the shop & two Rooms above & let Miss Strange a Cottage & ask 25£ a year for the remaining rent. Mr Clegg’s house is let. If I made any alteration at all for Mr Fishwick I am certain I should not reduce the Rent. Your stable yet remains unlet. I have had an application from Mr Tweedale who would have taken it had there been a proper place for a Dung hill. Your Insurance fell due in March last (& it is great neglect in me not writing earlier) when Mr Wood called whon [upon] me for payment but you are aware that a part of the property has been sold & another part changed hands so that Mr Wood stated it would be necessary for each to have a separate Insurance which he would undertake to do without any additional charge. I therefore wish to know whether I am again to insure your property as before obtaining a separate policy. I hope ere this my sister is better & that all your Family are well. Joe is married he married a Miss Lord of Milkstone daughter of Mr Edmd. Lord of the same place. he has married comfortably- he now resides in Drake St. in one of Mr Jno. Chadwicks houses. I am in Lodgings at present & the House I lately occupied remains yet unlet. We have not been sufferers from the late Riots & at present every thing is peacable & quiet.

P.S. Mr Fishwick has not paid his Rent, tho’ it was due May last.
